We Thoroughly Evaluate Your Property
We take the time to perform thorough move-in/move-out written inspections and routinely inspect the property for you, at least twice a year. Our Platinum Service guarantees that we will on occasion call on a certified home inspector to evaluate issues that are beyond the scope of our routine housekeeping and property maintenance inspections. These would include but are not limited to termite, soils, building, and foundation inspections that must be performed by specialists in these areas. Our goal is to constantly minimize your liability as the property owner. Additional fees are charged (negotiated up front) when you hire us to 1) to rehabilitate new accounts that have major deferred maintenance and 2) to rehabilitate if the property is damaged by fire or other natural disaster.
We Carefully Screen and Select Quality Tenants
We will place your advertisement in a local newspaper, list the vacancy on multiple internet sites, and place a yard "For Rent/Lease" sign on the property. We carefully screen applications and are apprehensive about who to pick. We know all of the landlord/tenant laws for your city, state, and federal government. We screen and select qualified tenants, verify references, obtain credit reports, verify employment, and check landlord references. Sometimes even good tenants might run into hardships. We will always consult with you first, for your input in unique cases. Depending on the circumstances, sometimes we are faced with having to recover NSF checks, evict tenants, or collect bad debts. We take care of this uncomfortable subject for you, sometimes, with the assistance of our attorneys.
We Keep Tenants "In The Know"
We confront tenants on tough issues like collecting rents and work with them on taking better care of your property for you. We effectively confront and negotiate with the tenant and enforce the terms of your rental agreement for you.
We Protect You By Using Comprehensive Legal Forms
We know all of the landlord/tenant laws for your property's city, state, and federal government. We understand the unique challenges of managing rental property in today's ever changing economic and legislative environment. We use the California Association of REALTORS'® (CAR) forms which are vetted extensively by CAR's staff and attorneys.
We Handle Security Deposits in Accordance With the Law
We schedule and fill out the move-out inspection report for you. We mail the tenant's accounting report and refund check in a timely manner for you.
We Provide Accounting Statements Monthly
We provide you, the property owner, with a monthly distribution check and the accounting of your rental property's financial activity. The accounting includes copies of the invoices for repairs and maintenance. At year end, each year, you will receive a summary of the year's accounting, and an IRS Form 1099 (showing the year's rental income), and will will report the rental income to the IRS for you. Also, included will be notification of tenants' move-out or new tenants' details of their move-in costs and lease, if applicable that month. Our Platinum Service (10% Management Fee) includes additional services to disburse funds from the Trust account to pay expenses such as the mortgage, property taxes, rental dwelling/landlord insurance or to make deposits directly to the bank.
We Provide Necessary Inspections Periodically and During Transitions
We are dedicated to keeping your investment in good repair with minimal cost. This means that we are committed to taking the time to perform necessary routine property inspections. We perform thorough move-in/move-out written inspections during transition periods. We are happy to schedule, for you, an inspection to be performed by a certified home inspector for your tenants' safety and to minimize potential hazard liability.
We Hire Licensed and Insured Repair and Maintenance Contractors when Required
We hire people to clean, paint, and make repairs for you. We personally know reputable painters, electricians, roofers, chimney cleaners, carpenters (general contractors), furnace and appliance repairmen who are licensed, affordable, and reliable. Some work does not require a state license, such as lawn care, cleaning, and hauling, especially when the total bill is not over $500. We work to maximize quality, while at the same time, minimizing cost to you.
