As quality tenants and efficient property manager, we must work together, in partnership, to keep our property owners' investment in its best possible condition. We have to maintain the property's 'curb appeal.' As our tenants, you are responsible for these minimal regular maintenance duties while renting the property:
Replacement of light bulbs
Cleaning or replacement of furnace filters monthly
Test smoke detectors monthly
Keep dwelling clean and sanitary, inside and out, free of grease, mold, cobwebs, etc
Proper disposal of toxic wastes such as oil antifreeze, batteries, paint, solvents
Pick up all pet droppings daily, whether your pet or another's
In kitchens, keep all food cleaned-up at all times
In kitchens, keep all ovens and hood vents cleaned regularly
In bathrooms, prevent mildew and mold from accumulating by proper ventilation
Use of shower curtain or doors to prevent water from getting on floor, and wipe up water if needed
Keep window closed when raining to prevent jamb damage
Following these minimal maintenance rules should assist us in making your stay in the property a much more comfortable place. The owners of the property have put their trust in us to foster their 'pride of ownership' temporarily for them. We would like them to rest assured that their property is not going to end up with deferred maintenance and costly repairs that could have been avoided had we communicated effectively. We have provided you with hard copies of what is available here on our website and encourage you to use these means, to keep us informed of the property's condition, from the inside and out. We shall make periodic inspections for both your needs and the property owners' needs.
